Why is it FREE and if your so Great Why do you do Seminars? It’s a fair question. Have you ever heard that those who can’t; teach? Well while in some cases that may very well be true. Aaron has years of experience and thousands of properties under his belt. He even currently owns hundreds of properties on his own. However, while it is true that Aaron does love to teach, Real Estate Investing is a people business. The more the merrier! How Many Properties Do You Manage? We currently manage over 1500 properties (single family, duplexes, and multi-plexes), primarily in Marion County. We have a full time property management staff of 12. (Not counting the maintenance and rehab contractors who work for us full time). We have not found ANY OTHER turnkey property management company or management company that employs the number of full time customer service staff that we do.
What Do You Do? In addition to the property management company, we own a Real Estate Brokerage (Alpine Realty). We have vertical integration that helps us create economies of scale that are beneficial to our owners. We have a network of mortgage broker, insurance agents, attorneys and other real estate investors within the city. As one of our customers, you directly benefit from our network and contacts. If it has to do with real estate investing in any way, we know someone who is involved in it if we aren’t! We also help our investors locate and make investment decisions about future acquisitions… including: foreclosure props, pre-foreclosure, non-listed MLS props.
What Does Management Cost? We keep 10% of the rent we collect and give the first month’s rent to the leasing agent who leases your property.
We also work with several mortgage brokers to provide lease option tenants for your properties. (Can be a great exit strategy!)
How Do You Screen & Manage Tenants? We screen tenants by: pulling prior eviction records, pulling credit reports, verify 2 years rental history, accepting only tax return/pay stub/ bank statements a proof of income OR requiring a co-signer with good credit. If an Alpine employee leases your property and would receive the commission, then the owner (Aaron) of the company personally screens the tenant. Our website provides the list of our available properties for tenants and also has a login function to your PropertyWare portal – the software we use for property management. We offer 24 hour maintenance service to your tenants. We outsource evictions to a local law firm who specializes in evictions and charges $255 with an average of about 3 weeks to get tenants out.

- Our average eviction rate for tenants is less than 5%.
- Our average vacancy rate is 10%.
- Our average turnaround time to get a property cleaned up is 2-3 weeks.
- Our average time to get a property re-rented is 2-3 weeks.
What is Alpine Elite? As an Alpine Elite, your loyalty and investment are rewarded with exclusive perks. Membership in the program is achieved once three properties have been purchased.
